We have a primary and an expansion box.

Cards in primary are;

206EC R4.1
206E R4.1
PM R4.0.1
206E R4.1

Cards in expansion are;

206E R4.1
206E R4.1
EP 2.0

What I would like to do is have the system handle 2 companies seperately. I'm guessing Hybrid mode with 2 pools and extensions assigned to each pool?

ACS doesn't have a expansion its a Partner 11

two pools or just assign lines based on company

company a co1-co5
company b co6- co 10

(or whatever works)

You're at a max of 10 lines total - there's no need to pool the system, unless you need to use 6-button phones.

The bigger question is going to be how to configure the voice mail to keep the 2 companies separate.

There will be 8 lines coming in to the building, one is a dedicated fax line.
Voicemail will eventually be vs r5.0, its in use at our current facility and will get moved last.

So how do i do this? 2 hunt groups and ligns assigned to each group?

Its possible the VM will only cover our side and they will have a daytime receptionist.

Depends on how you want to have your tenants set up. I have customers with as many as 4 tenants on a system. Normally a group of lines is assigned to a tenant with hunting from the phone company. Those lines are assigned only to that tenant's phones and to one AA on the messaging system. (You are going to need a Mail VS R5 or better) Each tenant then is independent from the others.
